The New Build Air Quality Paradox
Modern UK new build homes are built to Part F and Part L of the Building Regulations, requiring high levels of airtightness for energy efficiency and mechanical ventilation systems to compensate. All of these off-gas VOCs at their highest rate when new. Formaldehyde from MDF and particleboard is the most concerning compound — it is a Group 1 carcinogen, and UK new builds typically contain very large quantities of it in kitchen and bedroom fitted furniture. The MVHR (Mechanical Ventilation with Heat Recovery) system installed in most modern new builds provides some dilution, but its filtration is designed for coarse particle removal, not VOC management. Adding an air purifier with a substantial activated carbon stage is the most effective supplementary intervention for new build VOC management.

The First Year Strategy
In a new build, VOC concentrations are highest immediately after occupation and decline over the first 6-12 months as materials off-gas and stabilise.
